Hi. I’m a dentist and just signed a lease for a small office space in Bellevue. The space needs a full buildout: treatment rooms, plumbing, a reception area. I’ve never managed a construction project before, and I need to open in about four months. The landlord gave a tenant improvement allowance but it won’t cover everything. Has anyone used a local contractor for a small commercial remodel?

Hi. We did a buildout for our small physical therapy clinic in Bellevue. Used New Day Construction, they do commercial as well as residential, and it was reassuring to work with a licensed, insured, family-owned company. They coordinated plumbing, electrical and finishes, and worked with the landlord’s requirements. We opened on time, just barely, but it worked out. Honestly, commercial permits and landlord approvals slowed things down more than the actual construction, so give yourself a buffer before opening day. For dental, ask early about the specialized plumbing and equipment hookups, that’s where timelines slip.
